Pre-Construction Services
Our team is comprised of experienced Pre-construction Managers, Project Managers, management, and construction crews who can assist you every step of the way from the start of design to the finished project. Our goal is to provide unsurpassed service through excellent communication to understand the needs of the owner while providing timely information to aid in maintaining project budget and schedule.
Site Analysis
Empire Electric is well versed in providing existing infrastructure analysis inclusive of main gear, sub-panel and local circuit capacities. We will also provide budget and constructability input as the design progresses in regard to routing and potential cost impact.
Assistance with AHJ
Empire Electric has been in business since 1967 and has developed excellent working relationships with the building and fire departments. We utilize these relationships to ensure the final project design includes all requirements for permitting and construction.
Value Engineering
Value Engineering is a collaborative approach with all members of the team to ensure the final project conforms to the budget. We have been successful in providing alternative solutions outlining cost, schedule and quality impacts to allow the owner to make design decisions. We utilize an open book approach.
Constructability Review
We will evaluate proposed material, systems and product delivery to ensure a seamless integration into the building. We proactively raise areas of concern to enable timely solutions. We will also review the design documents for inaccuracies, oversights and thoroughness for not only electrical, but also others trades and owner furnished equipment.
Cost Control
Empire Electric will provide weekly trend updates allowing the customer to select trend items in a timely manner to ensure proper budget control. The trend log will be utilized to develop the final GMP number.
Scheduling
Empire Electric will participate in all scheduling activities, providing durations, assisting in identifying key milestones and providing input in regard to long lead items.
Rebate Analysis
Empire Electric will work with Xcel to determine to best approach (Prescriptive vs. Custom) regarding available rebates. The rebates will be tracked as a trend item.
Procurement Management
Empire Electric will identify long lead delivery items and provide required release dates to ensure timely submittals, review, release and tracking of material. Detailed weekly material tracking with estimated ship dates will be provided to allow for proper coordination with field personnel.
Bid Packaging
Empire will competitively bid all material and subcontractors to a minimum of 3 vendors. Detailed bid packages will be provided to ensure accuracy of pricing. Empire may request approval of early release packages to certain vendors to aid in the pre-construction portion of the project. Typically, this approach is utilized with Lighting, Lighting Controls and Gear vendors.
Safety
Empire will provide a project specific safety plan that will meet federal, state, local and site regulations. Constant safety monitoring will be performed to ensure best practices.
